1. People other than those in the Guest party set forth in the Booking Confirmation may not stay overnight at the property.
2. No more than the number of persons listed on the Booking Confirmation document shall occupy the premises without prior written approval.
3. Consumption of alcoholic beverages by minors while on the property is prohibited.
4. Guests shall not disturb or offend any neighbors, or create loud or obnoxious noises while on the Property.
5. Smoking is not permitted indoors while on the Property. All indoor areas are designated as No-Smoking Areas. Guests may, however, smoke in the outside deck/patio areas. Cigarette butts must not be disposed of in the yard, garden or anywhere else on the Property, and must be deposited in the outdoor ash-trays provided.
6. Moving of furniture or re-arranging of pre-wired home electronic equipment is prohibited. Please seek the Manager's assistance if necessary.
7. Discharge of firearms and fireworks of any kind are prohibited while on the Property.
8. It is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
9. Property and all furnishings must be kept in good order.
10. Appliances must only be used for their intended purposes.
11. Pets are not allowed without prior written approval.
12. We do not permit towels or linens to be taken from the property.
13. Bathtubs: No children under the age of 5 are permitted in bath tubs at any time without adult supervision.
14. Fireplace: No fires should be lit in the fireplace by guests without the assistance of the Manager or house-keeper. Please do not throw any paper or other combustible materials in the fireplace. Absolutely no liquid accelerant is allowed.
15. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clogged the septic system, you could be charged damages.
16. Storms and Natural Disasters: If there is a natural disaster, no refunds will be given unless:
    • The state or local authorities order mandatory evacuations in the area and/or;
    • A "mandatory evacuation order has been given for the area of residence of a vacationing guest.
    The day that the authorities order a mandatory evacuation order in the area, we will refund:
    • Any unused portion of rent from a guest currently registered;
    • Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Natural Disaster Warning is lifted and;
    • Any advance rents collected or deposited for a reservation that is scheduled to arrive during the disaster period.
